Mold/Moisture Prevention Services
Moisture prevention is a genre of services we offer that focuses on stopping mold before it happens. We will outline a few of these options in minor detail. What is important to note before proceeding is that the modern building is designed to function inside it’s own environment. The use of high R factor windows, heavy insulation, spray foam, HVAC systems all play a role in separating the indoor air from the outdoor air. The three services explained below builds on this topic.
Air Sealing: Most homes in our area are using batt insulation, blown in insulation, or a combination of both. This insulation lays over the top of the ceiling leaving the underside of the roof exposed. This works in conjunction with a ventilation plan, most often we see passive ventilation in lieu of mechanical ventilation. The attic itself in these systems is kept as close very close to the outside temperature/humidity. In the winter time is where we see common issues with these systems. The insulation is working less to keep cold air out of the living space but to keep the warm conditioned air inside. When warm conditioned air leaks into the cold attic condensation forms, this quickly can overcome what is often already limited ventilation creating a humid environment where mold can quickly thrive.
Attic sealing involves going through the entire attic space and sealing up all potential modes areas where air transfer can occur. We employ a few different methods when doing this, such as using fire rated foam and special covers over light fixtures. Another beneficial byproduct of this service is that by reducing heat transfer the home becomes more energy efficient by reducing the heat being lost.
Insulation Installation/Replacement: Whether for a crawlspace or attic we offer insulation replacement or installation. Similarly to what was just mentioned above, insulation works to reduce heat transfer. The questions we get a lot is when should insulation be replaced? Insulation should last a significant amount of time relative to other areas of our home. However, things like:
Water exposure, either from flooding, broken pipes, ice damming, attic rain, leaking roofs, etc. Once insulation becomes wet it becomes extremely difficult to dry out and if left in place can create areas of long lasting moisture. The insulating factor itself becomes significantly decreased.
Pest damage/contamination is another common reason why insulation should be replaced.
Mold exposure can lead to needing an early replacement. Particularly when it comes to mold exposure, insulation can act like a giant filter as it grabs mold spores and holds onto them.
Crawlspace Moisture Barriers: When it comes to mold growth or moisture damage under our homes, a very common culprit is a missing moisture barrier. Moisture barriers are crucial to keeping humidity down as it protects the wet earth from being exposed. We use one piece moisture barrier specific plastic rather than off the shelf rolls. This upgraded material is a solid sheet that has no adhesives or fibers that can separate, decay or release an odor over time.
